How much home insurance do I really need?
Enough to fully rebuild your house at today's construction costs (not what you paid for it), plus enough personal property to replace your belongings, plus enough liability — usually $300,000 to $500,000 — to protect your savings if someone gets hurt on your property. Should I bundle my home and auto policies?
Almost always, yes. Most carriers give a 10–25% multi-policy discount when you bundle, and it's simpler when claims happen because one agent (us) handles both. The exception is if a different carrier is dramatically cheaper on one of the two — we'll tell you honestly when that's the case.
What's the difference between replacement cost and actual cash value?
Replacement cost pays what it takes to replace a damaged item with a new one of similar quality. Actual cash value pays what the old item was worth right before it broke (depreciated). Replacement cost costs slightly more in premium and is almost always worth it — especially for the dwelling itself and major contents.
Do I really need umbrella insurance?
If you own a home, have teenage drivers, have a pool or trampoline, or have any meaningful savings or future income to protect, the answer is usually yes. A $1 million umbrella policy typically costs $200–$400 a year and protects you from a lawsuit that could otherwise take everything. It's the highest-leverage insurance most families can buy.
